Doral is top-priority for Paredes

Perhaps Monica Peredes sells so many homes in Doral because she exemplifies the typical Doral home-buyer.

A native of Panama who has lived in Doral for ten years, Paredes looked very carefully before selecting her first home in South Florida. In the end there were two things that impressed her particularly about the area.

"First, the location," she explained, "that Doral is so close to both the airport and the expressways makes it easy to get anywhere. Secondly it's so green and natural--I wanted a beautiful place for my kids to grow up."

Paredes, who lives with her husband, Amed, and three children, Nicole, Monique, and Stephanie in what is now her third home in Doral, also explained that the country club, community center environment appealed to her--and many others--Latin cultural upbringing.

"Latin people are used to having a central social life," she said, "like a community center. I grew up in that environment, and I wanted that for my children as well."

Paredes' close association with the community has made her very successful as a agent specializing in Doral for Coldwell Banker, where she is member of the International Diamond Society, an organization which requires a minimum of $100,000 in gross sales commission income for admittance.

Her success is largely due to the impressive amount of sales she's made--although she handles a great deal of rentals, too--in the last 12 months: 35 in all.

"I think it's easier to sell an area," she explained, "if you actually live in the area--if you are proud of where you live."

It has taken her only four years to rise to prominence with Coldwell Banker, a fact that speaks highly of Paredes' drive and ambition--in fact, before moving to Doral she owned a gym, and actually got her degree in business administration from an American university.

"I went to the University of North Carolina at Charlotte," she explained, "and I hated it for the first week, but then I loved it. But when we were moving back at first I was nervous, but then I was excited to return [to the United States]."

Paredes eventually decided to get involved in real estate because her husband was involved in real estate investment.

"I wanted to get into real estate," she explained, "because of what my husband was doing. It would let me get used to the laws here, since my husband was investing, plus I like to interact with people--it seemed perfect."

Paredes has built her client base on the strength of referrals and word-of-mouth recommendations--particularly important since so many coming to Doral are often coming to Miami-Dade from out of town.

"At least 70% of my clients are from out-of-town," she said, "and 90% of my clients are referrals. It's because I try and give everyone the same service--including rentals--that way they come back to me when they want buy a house; most rentals want to see how they like the area before they buy."

She also makes sure to familiarize any potential buyers with Doral before they make their decision, including area tours, providing school information, concierge service, relocation packages, and competitive market analysis, amongst others.

Paredes, who also has worked with a good deal of Brazilian buyers and said the majority of her sales are second homes, works seven days a week and emphasized her willingness to go the extra mile for her customers.

"I want to thank all my clients," she said, "it has been a pleasure working with them and I appreciate them making my job so easy and successful. My main concern is to give them all 100% service."
